Buying property in Türkiye is a fairly transparent process for foreign buyers, but there are some mandatory steps.

Tax number and bank account

The first step is to obtain a potential tax number from the tax office and open an account with a Turkish bank.

Valuation report

For purchases by foreigners, a valuation report from a licensed appraiser is compulsory.

Earthquake insurance and title deed fee

Compulsory earthquake insurance (DASK) must be taken out and the title deed fee (4% of the sale price) paid.

Title deed transfer

On the appointment day, signatures are made at the land registry office in the presence of a sworn translator, and the deed is issued the same day.

Residence permit

Purchases above a certain value allow you to apply for a short-term residence permit.
